We recently caught up with Lindsay Kellam, our Operations Analyst who manages the Trade-Up/Trade-In Program, to get her insights on how the process works and why it’s helping so many buyers find their perfect fit in communities throughout Aledo, Azle, Fort Worth, Weatherford, Princeton, Sherman and beyond.

What Is the Trade-Up/Trade-In Program?

Our Trade-Up/Trade-In Program is a streamlined solution for homeowners looking to buy a new Riverside home while selling their current one, all without the usual headaches that come with listing a home. “The Trade-Up/Trade-In program allows Riverside to purchase a buyer’s existing home when they purchase one of our new builds,” Lindsay explains.

“If a prospect mentions they have a home to sell, our sales managers will determine if they qualify for the program, because there is a purchase price cap of $400,000. If they qualify, the sales manager will submit the details to me. I’ll then provide a quote along with a comparison of their estimated proceeds if they sold on the open market versus selling to us.”

Once a homeowner accepts the offer, Riverside schedules an in-home evaluation followed by a contract and inspection. “As long as the inspection doesn’t require changes to our offer,” Lindsay continues, “we move forward to close on the same day as their new Riverside home.”

Why It’s a Game-Changer for DFW Homebuyers

The real estate market in DFW can move quickly, and juggling two transactions at once can easily become overwhelming. That’s where the Trade-Up/Trade-In Program really shines. “Homeowners avoid showings, open houses and prepping their home for the market,” Lindsay says. “They get a guaranteed offer with flexible closing timelines and don’t have to worry about a double move or overlapping mortgage payments.” 

We also offer a free one-week leaseback to help families transition smoothly. “You also eliminate the risk of a contingent sale falling through,” Lindsay adds. “It really simplifies the process of buying and selling at the same time.”

Plus, although the Trade-Up/Trade-In Program is designed to reduce complexity, we’re still here to help if challenges arise. “If something comes up that we need the current owner to take care of prior to closing,” Lindsay says, “we put them in contact with one of our trusted contractors who will walk them through every step to make sure everything is wrapped up before closing.”

Compared to the typical buying and selling experience, the Trade-Up/Trade-In Program is a breath of fresh air. “The program takes away all of the hassle of getting your home ready to list, the stress of keeping it in perfect show condition for listings, the fear of unqualified buyers and any other hassle that comes with selling your home,” Lindsay says. “With the Riverside team handling the buying and selling process for you, we do our best to make it as seamless as possible.”
